Northern Virginia Real Estate: Can I Sell To A Cash Buyer?
3 months ago, I was at a listing appointment. While I was speaking with the seller his phone kept ringing from real estate agents, and one of the calls he actually answered came in from a cash buyer. One of those “We Buy Houses” type of things.
When he got off the phone. The seller said,
“Dan, why won't I just go with them instead of you?
I responded,
“Well you can certainly do so, did they make you an offer?
He answered,
“ Not yet. They will come and evaluate.
On the general market, he could sell the house for about $400,000.
The cash investors will typically buy the home in the range between 72-82% of the after repair value
That means that if they have to invest $20,000, they’re gonna deduct that with 72-82% of what your property is worth.
Is that an option?
Yes!
