Buying a home can be dangerous, but it doesn’t have to be when you follow these steps.
Investing in a home is one thing and making sure that you have the necessary guide to its essentials, here's one tip I can share with you today about why home warranty is a need.
One of the common questions that clients ask me is,
"if I should buy a home warranty?" and that's a definite yes.
They say experience is the best teacher and this is to make sure you don't do the same.
"One of the first homes that I bought, this was long before I was a Real Estate Agent, the agent did advise me to do so but "I was cheap, so I said no". I was young, so 2 months after i bought that home the air conditioning broke and it cost me way more money just to get that AC fixed."
Home warranty basically is an insurance, so it helps you protect your appliances, certain repairs and maintenance needed on your electrical & plumbing. Just like other insurance policies, they have certain levels of coverage.
Here is the one thing that I would like to recommend to consider whoever you get that home warranty with, make sure your real estate agent has a really tight relationship with them. Home Warranty Companies are notorious and rejections are most likely to happen if ever you make a claim and you have to fight for that claim.
So why bother getting a home warranty?
One of things I can guarantee you is that If you're working with me and we get you a home warranty and they say no, you let me know and I will be calling the rep and I will make sure that they will get you through and make your claim processed. I know I can do that because I have a great relationship with my sales person for the home warranty company and she does not want to mess up that relationship. With that said, you will be in a much better position than if you go with them directly.
