Northern Virginia Real Estate: How to Do a Fix and Flip?

Well, as I may say, "If you can fix it, then you can flip it".

Two and a half years ago, I was driving around and there was this property in Alexandria, Virginia that was not maintained. It had overgrown grass and junk around the exterior of the house. 

I stepped out of my car and went over and I met this lovely older couple from Japan. They lived in the United States for about 45 years and they were in their mid 80’s and I found out that they’ve had that home for a very long time.

I asked them, 

“Would you consider selling your house?” 

They said, 

“Yes! We would consider selling because we would want to move back to our homeland - Japan, for retirement.”

I identified the three criteria that I seek for a real estate investment opportunity. They are,

  • Distress

  • Motivation

  • A long time of ownership

Based on the conversation we had, they showed their motivation & intent, they also mentioned that they weren’t so concerned with selling it at a discount nor deal with any of the improvements or maintenance needed to be made because they wanted it to be an easy sale, possibly within 7 days. 

So, What did we do? 

We were able to make the deal with them, improvements were made at around $45,000, acquired the property, helped that couple to achieve what they wanted and we also were able to get a discount on the acquisition. 

Now, these kinds of deals do not happen often, it’s kinda like a needle in a haystack.
