I was at a listing appointment. While speaking with the seller, his phone kept ringing from real estate agents, and one of the calls he answered came in from a cash buyer—one of those "We Buy Houses" types of things. 

When he got off the phone. The seller said,
"Dan, why won't I go with them instead of you?

I responded,
"Well, you can certainly do so. Did they make you an offer?

He answered,
"Not yet. They will come and evaluate."

What is a Cash Buyer?

A cash buyer does not need to secure a mortgage, and the sale is more positive. In addition, the process is faster – removing a mortgage lender from the transaction dramatically reduces the time it takes to complete a deal.

What is an all-cash bid?

The homebuyer makes a cash offer to purchase the property without a mortgage loan or other financing.

On the general market, he could sell the house for about $400,000. However, cash investors typically buy the home between 72-82% of the after-repair value. That means that if they have to invest $20,000, they will deduct the same percentage of what your property is worth.

Is that a good option for me? 
Yes!

Is there a catch?
This may be an option for some people with a lot of money or those with an urgency. But for most, it is NOT viable.

The process of selling a house for cash?
A cash buyer might make an offer close to the listed price, but they often ask for costly repairs during the inspection stage.
