Myths About Selling A Home

What myths do sellers believe in today's market that may not be true?

Often, sellers believe the market is so strong here in Northern Virginia that they think they don't need to do anything at all to be able to get their property ready for sale.

That, in itself, is a myth!

If you want to get the most money for your sale, the highest profit for your sale, you need to do the basic things to market your home.

What easy things can you do to get your home ready for sale?

The primary things to be able to market your home are:

Declutter

As they all say, 'Less is More'.

If you ask, "Should I remove this item?" the answer is, "YES!"

Consider the visual appeal of the rooms and do not 'block' the eyesight with things such as couches and other furniture. For example, remove extra chairs and leaves from the tables. 

Also, you should remove any personal items and photos that are unique to you. 

In other words, if you would cry if you lost a photo of someone important to you, I would remove the item because you want the buyer to envision their dreams, family, and times that they will enjoy in the house rather than yours.

Paint

Paint is something to consider that is probably the biggest paying buck in a home sale. You will be amazed at the value that a fresh coat of paint will add.

Carpet is another thing you might consider replacing (if needed). 

Sometimes, sellers will insist on getting the carpets cleaned rather than replaced. However, unless your carpet is in excellent condition, you will earn more profit to replace worn carpet.

If you could look at those three: declutter, paint, and carpet - you could be able to prepare your home for sale with a relatively low investment. And if you want to do some of that on your own, use a paintbrush. Then, you can reduce the investment even more. 

What other improvements could you make to improve the sale?

Other things that may cost you a little bit more investment yet have a significant return would be to make sure that the following are updated:

  • Kitchen

  • Bathrooms

  • Curb appeal

When you think about what improvements to make, ask, "does this $ that I'm investing return with a profit?

If the answer is NO, I suggest not putting that money into it.

Some more extensive repairs you may want to shy away.

What is the biggest mistake sellers make?

Today, I want to debunk the most significant myth: "Hey, the market will sell my home. It doesn't matter what I do."

No, that's NOT true. 

You have to rake up the leaves, and you need to declutter.

It would be best if you did the other things that I have mentioned.
