Why is a home inspection necessary?

The home buying process can be a roller coaster of emotions. Where it’s most critical is the moment after you go under contract.

When you start finding houses, it’s always scary to start. But you push through, find one, put in an offer, and it gets accepted. Now what?

Purposes of a Home Inspection

In some market cycles, you may get the home inspection for informational purposes. In today’s market cycle, that’s not necessarily the case.

You can negotiate if there are repairs you’re not happy with from the home inspection.

The home inspection ensures you’re protected against the big rocks. It’s watching you against critical things.

These things will cost you money in the future, such as HVAC, plumbing, electrical, appliances, the roof, and the heater.

When you think of what happens after you go under contract, you must know the timetable.

I’ve never been through a home inspection where the inspector didn’t come with 150 things to say that need to be fixed, even in a brand new home.

What can you discover from a home inspection?

A home inspection is not only for discovering the big problems in a house. They’re also to make you aware of the following:

  • The remaining lifetime of the appliances before they need repairs and a replacement

  • Major defects

  • Minor defects

  • Mold or asbestos

  • Or anything that may be a concern besides just a mechanical viewpoint

How many inspections do you need?

After the first one, the home inspector may tell you to call in a secondary inspector if necessary.

Secondary inspectors have more specific expertise in terms of conducting home inspections. They may need to confirm if the mold the first inspector suspected is mold or if the asbestos affects the house's structural integrity.

Bottomline is you may need to have more than one inspector inspect the home.

But if there’s one piece of advice I can give, it’s to walk through with the inspector because he’ll be able to point out different components of the property and teach you how to use other things, even minute details such as how to maintain certain things.

But ultimately, what will directly impact the transaction from the home inspection are the big ticket items, like the HVAC, plumbing, and all the others I mentioned above. Those are some of the things that will cost you a lot of money.
