What Does It Mean To Be A Wholesaler In Real Estate?

What is wholesale real estate investing? 

Being a wholesaler means that you would find distressed properties or you find a property that an investor can make a profit from. You’d place them under contract and then you would sell the contract. It’s that simple.

It is really a challenging thing to be a wholesaler because you do have to find a property that’s typically gonna be around 72% after the reference value of the acquisition cost minus the improvement cost, which means that you gonna have to find the property, and you’re gonna need to have a little bit of spread for yourself. 

You’ll need to find a property, it’s like 65 cents to a dollar, which is really hard to find. 

There are ways that you can be able to do that, you know, you could be looking at distressed properties, like tall grass, broken windows, or mail piling up at the door stamps, but I can tell you if you’ve come across with those kinds of properties, maybe when you’re driving by, I promise you other people are looking for that as well.
