Most of the time, hiring a real estate agent is the first step to buying a home. They will open the door for the transaction to begin.

From introducing you to lenders to helping you find, negotiate, and close the real estate sale, they are the ones that know the market and process and have the skills.

When you hire an agent, you're technically hiring the agent's broker, as the agent works for the broker.

What Happens After You Hire an Agent

Until you hire that agent, they only have to treat you fairly and honestly. When you employ that agent, everything they'll do as means of fiduciary care starts.

They will give you the following:

  • Obedience

  • Loyal

  • Disclosures

  • Confidentiality

  • Accounting

  • Reasonable Care

  • Due Diligence

And those are on top of fairness and honesty.

Here's where the proper process of buying a home starts.

Getting to Know Your Criteria

Your real estate agent has to know your preferences. Most importantly, they need to identify your budget and how much you ideally want to pay for what type of home.

Introduction With a Lender

The lender is the first party that you'll meet for the transaction.

They'll ask you personal questions about your finances and run a background check of your credit and debt-to-income ratio.

Some loans require a credit score of at least 620, while others require at least 580.

Start Your Home Search

Usually, your real estate agent will help you find a home online. You'll understand what's available in the market and what type of home meets your criteria.

Narrow Down Your Selection and Start Viewing Homes

You will select a few around 5 to 6 homes; then you will look at them.

Following this process, most clients only go 2 to 3 times.

This process is a big emotional journey, so clients either find a home they want the first time they go or can't feel a strong urge to make an offer on any of the homes they view.

What Happens If You Can't Find a Home

Buying a home is a more emotional decision for some than others. Sometimes the house you find doesn't fit your budget, while the other ones don't quite suit your desires in a home.

In this case, you'll have to change any one of these factors in your criteria for choosing:

  • Price

  • Type of Home

  • Location
